Deerfield Township, Ohio - Design-build firm Kiesland, Inc. has embarked on two speculative business condominium projects, valued at $9 million, along Interstate 71 in Deerfield Township.
Rick Seaver, Director of Business Development, said there's strong demand for office space in the area.
"The vacany rate in the northeast corridor is around 4 percent, one of the lowest in the region", he said.
The Sharonville-based firm expects to begin construction soon on a 36,000 square foot project called Commons at Landen consisting of four Class A buildings near Socialville Foster and Columbia Roads, along the east side of I-71. Each of the 9,000 square foot single-story buildings, targeted at medical and professional office users, can be subdivided into units of just over 2,000 square feet, Seaver said.
Also this week, Kiesland received a stage-two zoning approval from Deerfield Township trustees for a 55,000 square foot office-warehouse condo project called Venture Corporate Center, on eight acres along Duke Boulevard, just east of the Procter & Gamble Health Research Center.
The project calls for up to four buildings with 21-foot ceiling height with room for second floor offices and rear dock doors. Each of the tilt-up concrete buildings can be subdivided into units as small as 3,000 square feet. Kiesland hopes to begin construction in June with the buildings ready for occupancy by year end.
